Bay Ridge One-Bedroom With Five Closets Asks $429K


An early advertising brochure promised “abundant closet room” in this six-story Bay Ridge building, and this unit does offer numerous closets along with a spacious foyer, wood floors, picture rails, and arched doorways.

At 9437 Shore Road, the six-story building with an Art Moderne curved corner was designed by Brooklyn-based firm Cohn Brothers, prolific apartment designers, and completed in 1940. That advertising brochure for the building shows it was dubbed “The Normandy.” Other amenities it boasted of included concealed radiators, linoleum kitchen floors, and soundproofing between apartments.

The brochure also shows that this fifth-floor unit has retained its original layout, with the foyer opening into a living room adjacent to a raised dining alcove. A hallway leads to the advertised closet space and the bedroom.

In the foyer, which is large enough for a home office if needed, there is the display niche typical of the period and a closet. Wood floors extend from the foyer into the 21-foot-long living room, where there are two windows and an arched opening to the dining area.

That dining space is generously sized, and an arched half wall, partially filled with glass panes, separates it from the windowed kitchen. The latter has white cabinets with black stone counters, a green tile backsplash, speckled gray ceramic floor tile, and a dishwasher.

The bedroom is large enough for a king-sized bed and has wood floors, picture rails, and two exposures with treetop views.

No photo of the bathroom is included, but according to the listing it is renovated, with white subway tiles on the walls and recessed lighting. Still retained is the original arrangement of a separate shower and tub.

Also recently restored, according to the listing, are the original terrazzo floors in the building’s hallways. The building has a package room, bike room, live-in super, and full and part-time porters. There are wait lists for both private storage cages and the parking garage.

A unit must be the primary residence of the owner, but subletting is allowed after two years with board approval. Maintenance for this one is $1,055 a month.

The apartment last sold in 2014 for $357,800. Listed by owner and broker Gerard C. Splendore, the one-bedroom is asking $429,000. What do you think?
